Downtown Kenton Redevelopment Project Phase I
Project Overview
Summary
The Kenton business distict is located on North Denver Avenue in Portland, within the Interstate Corridor Urban Renewal Area. It offers a wealth of attractive, historic buildings and proximity to a new light rail station and a large public park. Despite the district's many advantages, and on-going revitalization efforts, the district has not yet met its full potential, with many properties standing underutilized or vacant.
The goal of this project is to set the stage for revitalization by:
- refining and updating recommendations from earlier area strategies;
- assisting owners (existing and new) with upgrading their properties;
- helping business owners (existing and new) to flourish;
- encouraging new developers to realize the redevelopment potential of the area
- recommending streetscape and other public infrastructure improvements to strengthen the business environment
- creating a forum in which Kenton businesses and property owners can come together and discuss the future of their business district and ways to enhance this future.

The multi-disciplinary team for this project consists of six firms with experience in real estate development and land use, architecture and urban design, streetscape and transportation planning, commercial leasing and marketing, community outreach and involvement and economic analysis.

Scope of Work
The Downtown Kenton Redevelopment Project will involve the following key components. To view a detailed project scope, please click here.
- An inventory of all sites and buildings in the project area
- Identification of appropriate locations of, and concepts for, property development and redevelopment.
- Conceptual design recommendations for streetscape improvements, including access and parking, which will enhance the street appearance and its redevelopment potential.
- An assessment of regulatory constraints and market opportunities, as part of an accompanying redevelopment guide for existing property owners;
- A sales and leasing strategy to enhance existing businesses and attract new anchor and niche businesses to the street;
- A strategy for capacity building of the local business and neighborhood associations.
Meeting Materials
Public meetings on the Downtown Kenton Redevelopment project will be held on the first Wednesday of the month from October 2005 to March 2006 (except in January). All meetings will be held at 6:30 - 8:00 pm at the Kenton Firehouse, 8105 N. Brandon.
