Heritage Building Welcomes New Tenants

Portland Community College (PCC) has announced it will move into space in the recently renovated Heritage Building this September. PCC will join Research Into Action, a woman-owned consulting firm, which relocated to the Heritage Building in May 2007. The building is located at 3934 N.E. Martin Luther King, Jr. Boulevard in northeast Portland’s King neighborhood.

PCC will occupy approximately 3,250 sq. ft. on the lower level for a classroom and exercise facility. PCC plans to begin offering classes in fall 2007 including ballroom and Latin dancing, photography, Spanish, Italian, sustainability practices for businesses, and stretching classes for runners.

“We are pleased to participate in this exciting new PDC-sponsored development on Martin Luther King, Jr. Boulevard,” said Tonya Booker, PCC director of Community Education. “Our lease at the building will give us unique and dedicated space to offer more community education classes in the neighborhood of our students in north and northeast Portland.”

Research Into Action is a social marketing and evaluation research firm. It specializes in evaluation research and market assessment design and analysis services in the fields of energy efficiency, renewable energy, and natural resource management. The company currently has nine employees and expects to grow.

Because of its mission, the company designed its 2,200 sq. ft. space in the Heritage Building to incorporate minimal energy use, to use high recycle content in furnishings, and use locally-sourced wood. Research Into Action was drawn to the green features of the Heritage Building which is slated to achieve LEED Gold Certification through the U.S. Green Building Council.

“The Heritage Building is honored to have a long-time leader in the fields of energy efficiency, renewable energy, and natural resource management select this building for their expansion,” said Eric Wentland, a member of the project development team. “We believe that they are indicative of the move to sustainability that all successful business will take for future growth,” he added.

The Heritage Building contains approximately 12,600 sq. ft. of office space, 8,100 sq. ft. of retail/restaurant space and 3,100 sq. ft. of office/service space. Formerly known as the Weimer Warehouse, the two-story building was constructed in the early 1900s, but sat vacant for decades. PDC acquired the building in 1999 and The Heritage Building development team was selected through a competitive process in 2001. The principal partners are Eric Wentland and Jeana Woolley, with participation from Steven Foust, Dennis Hadley, Barry Pappenheim, and Howard Loucks—all long-time Northeast Portland residents.

In conjunction with general contractor Seabold Construction Company, Inc., the developers have achieved 31 percent construction employment of minority-owned, women-owned and emerging small businesses (M/W/ESB), exceeding PDC’s M/W/ESB utilization goal of 20 percent. In addition, nearly 3,000 hours were worked by State of Oregon registered apprentices.

The building joins other PDC-initiated developments, renovations and new construction underway along N.E. Martin Luther King, Jr. Boulevard including Henry V, Vanport Square, housing at MLK and NE Rosa Parks Way, and King’s Crossing.
